Another medical office building coming to Richmond

The Breeden Co. plans to build a $50 million, 160,000-square foot medical office project at Towne Center West in the Short Pump corridor of Henrico County.

The company said the project would consist of three medical office buildings.  The largest, the Marquis building, will have five floors with visibility from Broad Street and Short Pump Town Center, which is just down the street from Towne Center West.

Work is expected to begin on that 110,000-square-foot building later this year. The rest of the project would include two single-story buildings.

“This project will add the office component to complete our mixed-use development vision and complement the Hilton, Virginia Eye Institute and our many retailers and restaurants,” Mark
Pendleton, resident of Breeden Realty, said in a statement.

In the past few years, the company said there has been a strategic shift in the medical community. The preference today is to locate facilities in highly visible settings surrounded by amenities such as restaurants, hotels and retailers.

Virginia Beach-based Breeden also noted the recently completed Gayton Road extension provides a gateway for residents of two large subdivisions, Wyndham and Twin Hickory, to access Towne Center West and Short Pump Mall without going down Broad Street.

This medical office project is a joint venture between The Breeden Co. and a local developer, the Stanley Shield companies. Based out of Mechanicsville, it’s operated by Jimmy Stanley and Henry Shield.

Another medical facility is going up just west of the newly announced project in The Notch at West Creek, a mixed-use development off Broad Street near state Route 288 in Goochland County. Last month the parent company of Medarva Stony Point Surgery Center said it would build a 66,000-square-foot center there.

OrthoVirginia and Bon Secours Richmond Health System also announced a new medical project in January. They plan to break ground soon on a $20 million, 63,490-square-foot medical facility specializing in orthopedics and sports medicine treatment and rehabilitation in Hanover County. The building will be adjacent to Bon Secours’ Memorial Regional Medical Center Campus.
