Chesterfield office building sells for $4.8 million

A Chesterfield County office property has been bought and will be the new home for a growing financial planning firm.

The Anchor Group bought Commonwealth Centre at 5309 Commonwealth Centre Parkway for $4.8 million. Commonwealth Centre was most recently assessed at $4.7 million, according to a Chesterfield property record. Anchor president and CEO, Ryan Leggett, says a Union Bank & Trust appraiser assessed the property at $5.6 million as it is now and growing in value to $8.4 million after Anchor renovates and moves its financial arm into the property. 

Anchor Financial, one of four companies under the Anchor umbrella, will move this year into the four-story building out of its current 12,500-square-foot office at 6802 Paragon Place in Henrico County.

Anchor will take 30,000 square feet of the 66,000-square-foot building, says Anchor president and CEO, Ryan Leggett. Anchor will occupy the entire second floor, a quarter of the fourth floor and a quarter of the first floor. Leggett says he plans to add 120 positions over the next two years to the company.

Richmond-based Baskervill is doing the architecture and design work for renovations at Commonwealth Centre. Leggett says a conference center, training facilities, game tables and a bar are in the works.

Leggett launched Anchor six-and-a half years in Henrico. In addition to investment planning, Anchor offers insurance, accounting and merchant service solutions to around 28,000 clients, Leggett says. Beyond the Richmond area, Anchor has offices in Charlottesville, Chesapeake and Northern Virginia.

Cushman & Wakefield | Thalhimer’s Brian K. Berkey represented Anchor in the deal. Thalhimer’s Evan M. Magrill represented the seller. Katie Chalmers, a Thalhimer project manager, is overseeing the construction plans.
