Colliers International to lease spec office building in Loudoun County

LGV Group LLC has selected Colliers International as the leasing agent for Broderick One, the first phase of a new 84,701-square-foot office venture in Loudoun County.

Phase I includes 37,096 square feet at 22365 Broderick Drive in Sterling.

“This Northern Virginia-based developer’s first venture in commercial real estate was done on a speculative basis at a time when few are engaging in these kinds of projects. It represents LGV’s confidence in their vision to deliver a high-quality building with close proximity to the future Loudoun Gateway Metro — and Phase I is already 50 percent leased,” Keith Summers, a vice president at Colliers International who leads the leasing team, said in a statement.

The first phase of construction is available for occupancy. The office lofts at Broderick One offer floor-to-ceiling glass curtain walls and open floors with steel mezzanines. GPR (Glass Projects Resource), the company responsible for construction of the building, will occupy a portion of the third floor.

Broderick One is located near the Greenway and Route 28, close to Washington Dulles International Airport and the future Loudoun Gateway Metro Station.
