New retail tenants signing leases at Loudoun Station

Published March 23, 2015 by Paula C. Squires

Loudoun Station, Loudoun County’s first transit-oriented development to be served by Metrorail, continues to take shape as several new retail, entertainment, and service establishments plan openings.

The project’s developer, an affiliate of Comstock Partners LC, announced that Starplex Cinemas, Super Cuts and Comprehensive Health Care will be opening locations this spring.  In addition, leases have been finalized and construction will begin soon for Blackfinn AmeriPub, Basil Leaf Grille, Chai Coffee Club and Yogi Castle.

These establishments join Loudoun Station’s other tenants that include Title Boxing Club and First Impression Dental.

“Our goal is to create an exciting, walkable urban environment that provides exceptional shopping, dining, service and entertainment options while forming a hub of community activity at the doorstep to the region’s newest Metrorail, the Silver Line,” Maggie Parker, a spokesperson for Comstock, said in a statement.

Blackfinn AmeriPub and Basil Leaf Grille are both sit-down restaurants. Blackfinn will occupy 6,500 square feet adjacent to the Starplex Cinemas. Starplex Cinemas, an 11-screen movie theater, plans to open in April while no date has been given yet for  Blackfinn’s opening.

Basil Leaf Grilll, which which focuses on Mediterranean food, is expected to open in the fall.

Comprehensive Health Care (CHC) plans to open on May 1. CHC is a primary care medical practice with eight locations in Maryland and Washington, D.C. Loudoun Station, its first practice in Northern Virginia, will offer services such as physical exams, pap smears and flu clinics.

Super Cuts, also opening in May, is a no-appointment-required hair salon with locations across the country.

Already open in Phase I of Loudoun Station, is BLVD – Loudoun Station, a 357-unit luxury apartment complex above 55,000 square feet of ground floor retail. There’s also a free commuter parking facility for the Loudoun connector buses providing a non-stop connection to the Silver Line Metro station at Reston Station.

Opening soon will be the final building in this first phase, including Starplex Cinemas, 50,000 square feet of Class A office space, and 9,000 square feet of retail space.

Altogether, Loudoun Station plans a 1,433 space commuter parking garage, up to 1,500 residences, 300,000 square feet of retail, over 1 million square feet of office space and 200-plus hotel rooms. As the terminus station of the Silver Line, ridership is expected to be upwards of 20,000 per day.
